BC... I was scammed by 3 tenants in 10 days
We had build rental 3 story building with all life savings. We thought we had to only look for criminal charges, it's enough if the family is educated nd had decent jobs, Man so damn wrong.
Tenant 1 scam
Don't rent to Gov teacher, nd family upto 5-6 year old kid
Both man nd women are gov teacher with 5 year old child. every thing look decent what could go wrong..................NO. The child was menace, he had had habit of peeing everywhere ( SAW HIM INFRONT OF KITCHEN THAT WAS WOMEN THERE BUT DIDN'T STOP HIM, WHEN COMPLAINED SHE CALLED HIM A KID) all room and walls stink of pee Ugh ,he broke 2 window panel, set fire on mattress by switching on the press, sketched all over the wall nd doors, broke washing machine tap. What's most shocking is the lady NEVER WENT TO TEACH for 9 months in gov school with zero consequences, nd the guy goes for only 2 days a week, Free they earn 1,40,000 monthly................Just WOW

Never rent property to any body U know or are Relation with
They still haven't paid 2 months rent, during AC installation they put holes on the tiles, covered entire wall with hanging photos, I mean literally, looks like war zone when frames are removed, very messy, keep garbage filled up to brim for 10 day's before disposal, irregular payments, take items like stairs, chairs, tables, ropes, paints, nd remaining construction material kept on terrace without permission ( tbh we regret not making a STORE ROOM), always shows up on your door at any time of day, extreme is 5 AM nd 1 PM. C'mon
I was fed up of my father's leniency, nd indecisiveness, today I told them to get out. No hope to receive backlog payments................beggars kahi ke

Do not rent to police
Ugh, this one is pathetic, He's entitled man ( fraud ), beat his wife that was not his wife but a lover, In personnel vendetta, colleague of his threw stone on my parked car, breaking the glass, than drove away cussing atleast pay man, Idk if it's allowed to say somebody filed complained against him, alot of unregistered cash nd sub was found, my god that day my building become famous in whole colony. How am I going to rent in future.
AND MOST BULLSHIT THING IN ALL THIS IS MY HOLY FATHER,
sorry PAP'S , He is way too kind, gullible, zero business acumen with a big male ego( I can handle it, u don't know anything, this is not ur business etc), immense indecisiveness, with koi baat nhi wala attitude
He never collected security deposit not even one month rent in advance, no rent agreement, do not know their place of work, apart from their name nd title of jobs, he don't know anything about them. On the top that he had installed separate switches for motor, nd gave them 1 free invertor switch for charging ( but misuse is immense 24 hours it's on, nd blenders are connected invertors gets down within 3 hours).
Now we had to close down entire building for repairs, sanitation, varnishing nd whitewashing. The amount we earned are all down the drain, Pita Ji is now blaming all this on Kismat.
