Suggestions for building a farmhouse on 628 sq yard HMDA/RERA approved plot near Shadnagar (investment/resale purpose)

Hi everyone,

I have a **628 square yard open plot in Shadnagar**, which is **HMDA & RERA approved**, located **very close to NH44 (around 1 km inside via sub-road)**.

I am planning to construct a **farmhouse/weekend home of around 1350 sft + 1350 sft (G+1 / 2 floors)** mainly for **investment and resale after 2–3 years** rather than long-term self-use.

My initial idea is:
**Ground floor:** around 1350 sft

**First floor:** around 1350 sft

Modern farmhouse elevation with premium look

Good landscaping/greenery around the house

Small swimming pool (if it adds resale value)

Car parking area

Gate and proper compound wall

Space utilization to make the plot look spacious and premium

Since this is for **future resale**, I want suggestions on what would attract buyers most and maximize value.

Is **2700 sft total construction** too much for a 628 sq yard plot, or is it ideal?

Should I go for a **luxury modern farmhouse look** or keep it simple and cost-efficient?

Will adding a **small pool** improve resale value or become a maintenance headache for buyers?

What layout/features would appeal more to buyers near **Shadnagar/NH44**?

Any estimate on **construction cost vs resale upside** in the next 2–3 years?

Any mistakes I should avoid while building specifically for resale?
