I had an automatic water shut off valve installed and it keeps triggering due to too much pressure 110+ psi). I had a Watts regulator installed and set to 60-65 to regulate town water and it seems to be correct, but within an hour or two water pressure creeps up.

I believe it is related to my heating system and hot water storage tank, as I've always noticed a surge of pressure when I return home after being away or in the morning. The pressure is not new, only now I have a measure with the auto shut off valve installed.

The below is a picture of heating system with pressure tank. The tank is empty. All my valves to it look open .. what do I do here? Does something need adjusting?

I'm on Cape Cod, MA. New lawn and hydroseed applied over sand and in sunnier spots and some that were in places over existing grass, growth seems to have stopped over the last 10 days.

This is 4 weeks tomorrow. Am I good to apply starter fertilizer yet? Still getting daily water but if this doesn't start thickening up soon, going to burn out soon.
