Every time I see wild garlic growing like this I immediately start thinking about pesto.

Went for a walk and noticed the local hedgerows are absolutely packed with elderflower already. The smell on the breeze is unreal. Planning to grab a basketful soon for a batch of cordial and maybe elderflower champagne if I can collect enough. Are they blooming properly where you are yet, or still mostly buds? Also would love any favourite elderflower recipes people swear by.

Good news regarding the UEFA and Tony Bloom situation

Just saw reports saying Hearts are confident Tony Bloom’s investment won’t cause any problems with UEFA rules for Europe next season. There was a bit of concern because of the Brighton and Union SG connections, but it sounds like things were set up properly from the start. Really can’t wait for the qualifying round draw now. European nights at Tynecastle are going to be unreal.

You really can’t beat the River Lea walk on a crisp afternoon 🦆

The reflections over the canal in Ware looked absolutely unreal here, especially with all the narrowboats lined up along the water. Honestly think the towpath walk between Hertford and Ware has to be one of the nicest stretches in Hertfordshire for a quiet stroll. Trying to find a few more scenic walks around Herts though, especially waterside or woodland ones. Would love some recommendations!

Anyone else experiencing an absurd amount of “ghost” listings on Rightmove?

I’ve started setting up daily alerts on Rightmove for places within my budget, and the second something decent appears, I try calling the agent straight away. But loads of times I’m being told the property already went under offer or was agreed the day before, even though the listing only appeared a few hours earlier. Is this just a normal part of flat hunting in London now, or do agents sometimes leave listings up longer to build waiting lists/get more enquiries?

Is it worth starting PECs if you might have to move house soon?

I’ve just been put on a reserve list for a role I really want, but the uncertainty is making planning ahead a bit awkward. I’m looking at moving flats in the next couple of months, and I’ve heard plenty of stories about PECs/vetting taking ages once an offer finally comes through. If you change address in the middle of checks, does it massively complicate things or delay everything, or am I overthinking how strict the process is?
