Meeting with draftsmen next week… we’re building in deep east Texas, tiny town of 4,000 but plenty of great home builders in town and around our area who will build here ( near a lake and casino 👀) 140 is base price per sqft we’ve been quoted to build. our draftmans and local supply company can quote lumber/framing, not finishes so trying to not out build my budget when planning. no one is building this style around us and so I’m having a hard time gauging if 200 per sqft is a reasonable budget( lots of very nice new builds are under this but not this style). I do pick nicer finishes but also have a separate budget just for light fixtures. we can up the budget but we are cash ppl and would be in a great place if we can achieve the look and floor plan at this price! any insight is very helpful, no garage we will have a barn! We already have the land and I’m leaning twords a post and beam foundation for esthetics but can be talked out of it! Floor plan does not match front elevation which would be a deep porch just in the front of the house hence why we are doing custom plans!
