I'm in the process of shortlisting a property in Gurgaon that is still under construction. It's a resale deal, so the transaction will happen through a builder transfer from the current allottee to me. The deal is being facilitated by a broker.
Since this is my first property purchase, I'm trying to understand what checks I should do before paying any token amount or proceeding further.
A few questions:
- How do I verify that the broker is genuine and not misrepresenting anything?
- How can I confirm that the seller is the actual allottee and has clear ownership of the unit?
- What documents should I ask for from the seller and builder before making any payment?
- How does the builder transfer process typically work in Gurgaon?
- Are there any red flags or common scams I should be aware of?
- Should I hire a property lawyer, and at what stage?
