M19, i have $400 id like to invest/flip. any recommendations?
I’ve been wondering whether I should stop smoking weed because I feel like it may be limiting my personal growth. While I enjoy the feeling of being high, I’ve noticed that it can cause mild anxiety in certain situations, especially when I’m at the gym. I’m not sure if the issue is that I’m overusing it or if I should cut it out entirely for the sake of my mental clarity, discipline, and overall growth. I’d appreciate any advice or insight from people who have been in a similar situation.
My VA consistently makes a minimum of 250 calls per day and typically generates 1–2 leads per week. However, when I evaluate the properties, the numbers rarely make sense for a wholesale deal, or the sellers’ asking prices are too high to leave enough room for an assignment.
I’ve now been wholesaling for about five months and haven’t closed my first deal yet. I’m beginning to wonder if the issue could be with the quality of my list or if there are other parts of my process that need improvement.
Has anyone experienced something similar or have any advice on what I should focus on? I’d really appreciate any guidance or feedback.
Hey, I could really use some guidance. I’m trying to become a much better real estate wholesaler and start closing deals consistently instead of just learning the business without seeing results.
I’d love your advice on what I should be focusing on every day. Things like:
Which markets are the best to wholesale in right now and why.
How to find truly motivated sellers before everyone else.
The best marketing strategies (cold calling, SMS, direct mail, PPC, Facebook, etc.) and where I should invest my time and money.
How to analyze deals quickly and avoid bad contracts.
How to build a strong cash buyers list that actually buys.
How to negotiate with sellers and overcome objections without losing the deal.
What systems, CRMs, AI tools, and automations can help me scale.
What separates wholesalers who close multiple deals every month from those who struggle.
The biggest mistakes beginners make and how to avoid them.
I’m willing to put in the work—I just want to make sure I’m focusing on the right things instead of wasting time. If you were starting over today and wanted to build a wholesale business that consistently closed deals, what would your roadmap look like, and what markets would you target first?
