Rental references.

I'm going from long term home Ownership to renting for a year or two while the market is flat.

Most rentals require landlord references.

What are some good alternatives for someone who hasn't had a landlord for 17 years. Can I get a letter from the bank saying I've never missed a payment?

Its hard to show you have kept a house well maintained when there have been no inspections.

December graduation schedule.

Been invited to graduate, and as part of this they want confirmation I can attend and how many guests will attend. Only catch they can't tell anyone what day or time their graduation is until end of October, a week before applications close.

What's the point, how do you plan or book accommodation when it could be any day Tuesday to Friday and morning or afternoon.

Surely with the same papers every year they could set the schedule by the time they open applications.

Seller declarations.

This might sound silly, but how much does a seller need to declare about any potential faults/quirks of a house.

We are selling privately to someone that door knocked (don't need opinions on that part)

They have done a valuation, building inspection and Lim etc which they are happy with so meeting to negotiate price soon.

It's a good house and no major faults but at 30 years old has things that play up or take a special touch to work. (like the shower mixer with the super sensitive adjustment, and the hrv that very occasionally goes into a fault mode and needs to be switched off and on to reset)

I've no problem being honest if asked, but is it on me to tell them every little thing or is it up to the buyer to inspect or ask the question?
