Thinking about moving to Bartlett, Why are so many homes for sale near stage rd?

Hello everyone! I’m seriously considering moving to Bartlett and would love some honest local insight. Over the past year, I’ve noticed a lot of homes for sale in the $200k–$250k range, especially around Lamesa Ln, Van Leer Dr, Van Eaton, Reese Rd, and the Highway 64 / Kate Bond area.

It has me wondering—is there a reason so many homes seem to be available there? Is it just normal turnover, or is there something about the area that I should know before making a move?

If you currently live there, used to live there, or know the area well, I’d really appreciate your honest thoughts—things like safety, traffic, schools, noise, neighborhood feel, property values, or anything else you think a potential buyer should know (good or bad).
