Closed my second unit last month. Things I wish I knew before unit #1:

  1. Service charges vary 3x between towers in the SAME cluster. Always pull the last 2 years.

  2. "Post-handover payment plan" sounds great until you realize secondary market discounts often beat it.

  3. DLD fee (4%) is sometimes negotiable in soft markets. Developers eat it more often than agents admit.

  4. Short-term rental yields look juicy on paper. Subtract DET, cleaning, platform fees, vacancy and management - real net is 30-40% lower than the brochure number.

  5. JVC and Business Bay have very different tenant profiles. Pick the cluster that matches YOUR management style, not the highest projected ROI on a spreadsheet.

  6. Snagging matters. A proper third-party snagging report saved me ~AED 22K on the second handover.

Anyone else closing in 2026? Curious which areas you're watching and why.
