Chain dulling quickly in hardwood

First time poster. Appreciate the help and any “you’re a dumbass” responses.

Recently took down 8 big hardwoods. 30+ diameter. The guy helping me, and myself burned through 4 chains on one tree. The saws will cut perfectly and then poof the chain is damaged. The wear seems to only be on one side of the cutters, and it’s on the leading edge. The bars have been getting hot too. I don’t see any visible foreign material in the wood. From trunk to limb it’s been jacking up chains.

Now a good portion of this tree was dead, so I’m wondering if the bark is just so dirty it’s reducing lubrication and damaging the bar? I replaced the bar on the ms312 along with a new chain and it cut just fine on the other trees.

This same tree in particular, is also constantly getting material underneath the rakers and into the bar groove. I don’t mean just junk, like shaving that will push the chain out.

I can provide pics if need be to help, just wondering if anybody has run into this before.
