Page Property Update: Council Recommends Open Space

Following up last week's post about the Page property, Andrew Moore's Blog this morning has an update:

Page Property -> 100% Open Space
Great news! Last Tuesday council had a detailed discussion on the Page property usage (north of Old Town), which led to the following direction to staff.

  • Bring to council an ordinance to zone the entire Page property as AG/Reserve open space this summer.
  • Include in the 2027 budget a funding plan for ARPA funds revenue replacement for affordable housing, with a payment plan from our open space and trails fund.
  • In 2027, assuming funding is approved in the budget, determine the feasibility of future uses that may include items such as, but not limited to, creating a nature center/historical center, a trailhead where all the trails in the area come together, a paved or gravel parking lot for the trailhead, and Old Town overflow parking.

Reminder: The Page property's fate is a major topic for discussion on tomorrow's town council meeting

If you're not familiar, this is the property just north of Coal Creek Park, and has been the focus of some controversy -- bought originally with plans for affordable housing, then the potential site of a St. Scholastica relocation (they have backed out), and always with ongoing advocacy for keeping it open space.

Town staff are presenting 5 different options tomorrow, with various degrees of open space (look at slides 5 and 6 here).

I don't understand the CO7 development near I25/Baseline

Ran into this project on the Broomfield Voice page:
https://www.broomfieldvoice.com/highlands-oil-change-and-coffee-shop

I live near this area and was surprised to see *another* car service shop proposed. There is already a huge cluster of them right near King Soopers, and it is slated to pop almost directly next to Starbucks.

In 5 years, is this entire stretch going to be banks, hospitals (Children's, proposed UC Health, proposed AdventHealth), and car service shops?

When they get proposed individually, they all make sense... but together, it seems like we're putting together one wonky-ass stretch of road.

New Argentine Restaurant, Malbec, will open across from Coal Creek Park in 2028.

A couple of other bits of information:

  • Same head chef as Piripi - Hugo Meyer
  • There is a preview at Piripi on May 20th: https://www.facebook.com/profile.php?id=61575448126484
  • Looks like it will be at the new town development (not yet started) at 130 Wells Street and 570 Kattell Street. I suspect that the development timeline is partly what's causing the longer opening timeline. That development was also supposed to house a bakery and ice cream shop (although I wonder if this changes that?).

Side: With Johnny Bechamel's also coming in across from Coal Creek in the next year or two (at 656 Kattell St), it's nice to see Old Town get some restaurant love.

After E County Line Rd was severed from Baseline/CO7 a few years ago, different folks have clamored for more north/south connectivity (especially since Vista Parkway has seen a big increase in traffic).

The town has been entertaining new road options for awhile, and it looks like it's hitting the next Town Council meeting: https://erie.legistar.com/View.ashx?M=F&ID=15430629&GUID=08EDC435-C778-4163-BD55-6A9A5E05D7A8

If I'm reading it correctly, the staff recommendation seems to be to reject both alternatives since they are (very) costly for what appears to be pretty small impact (at least based on their analysis)

Instead, they recommend the in-progress planned infrastructure: building out Coal Creek Blvd (via the developer) and the current construction on Vista Parkway meant to slow down traffic + increase safety (what they call "Road Diet").

I don't really have any hot takes other than that it seems to be an ongoing problem, even if the proposed solutions don't fix it.
