Advice on documents to have prepared and ready

Hello! I'm looking for advice on documentation to have prepared for my 88 year old father. I'll give you more detail on him below. Currently we only have a basic Advance Care Directive with me as being able to currently act on his behalf with my aunt as secondary, and we also have a POLST. I know we need to get a Will and Power of Attorney completed. Other than that, I'm not sure.

Dad is doing surprisingly well for 88 and is currently able to make decisions for himself, but I know that could change at any time, all it would take is a stroke. He defers to me on most matters at this point anyway.

He lives with me in my rented home in California. He does not have any savings. He does not own a car. He does have a house with around 50K still due on the mortgage. We plan to sell the house in the next six months. His only insurance is Medicare Advantage, though I would like to sign him up for Medi-cal in case we need send him to a nursing facility.

Can you recommend anything other than POA and a Will?

Appliance hauling and how it works?

So we moved my dad out of his home and now we are left with a broken washing machine that the water won't drain from and just this week his fridge broke and everything turned disgusting in it. I threw out all the items inside but it's left all moldy and gross.

Basically I need to hire someone to come take them away gross and as is. The washing machine needs to be disconnected and all that. Is that possible?

Edited to add: Its just me, a 40 something lady, I have no one to assist me to get it out of the house for pickup. I also have very limited time to be AT the house to do anything.

Which is why I'm specifically looking for someone who can take them out of the house, including disconnecting the washer, and haul away.

The items are decades old and no good for resale.

Two questions I hope someone can help me with. :)

  1. Wireless charging, do any of the Umidigi have that?

  2. I swear one of my old Umidigi phones had two speakers, one at the top and one at the bottom, so when you watched TV on landscape, it gave a stereo effect. Maybe it was an F series? Do any of the current phones?
