Should I cancel the deal?

I am in a tier 3 city in UP. Recently I found a plot of 2000 sqft that I liked. I settled at 84 Lacs price with the broker. The broker has contacts with the banks and lawyers and expedited my home loan process. I got a DD of 57 Lacs from the bank. I sent the DD and the remaining cash to the broker two weeks ago. I have also paid 6 Lacs of govt registry fee to his lawyer friend in cash. Nothing is left to be done on my end.

Now, I have been waiting for the registry since last two weeks. The broker first said that the land owner has taken ill due to extreme heat. The land owner is 73 years old. He somehow convinced me the registry will be done on 8th. I called him yesterday and now he says that Panchak has started and it is very inauspicious in Hindu religion to do any new work. He said that we can do the registry on 18th. I have also paid 1 emi already on the loan. Due to the delay, I am sort of losing interest in the deal.

I was wondering does this timeline look okay? I can wait till 18th, but is this commin? Should I go back to his office and collect my DD and the cash back? What should be my course of action?

I have an option to buy 2,000 sqft residential plot for 84 Lacs in the city. Or buy 1300 sqft (residential, in the city) and 26,000 sqft (agriculture, 10 km away from the city) for 84 Lacs.

I have a family of 5, if that factors in. I am planning to build a 2 storey house. My dad likes gardening and growing small crops as a hobby. I was wondering if I should go all in on the residential plot or divide my eggs? Both are costing the same amount (84 Lacs).

Please help me out.
