Ultra 5 250K or Ultra 7 270K for a mix of gaming and productivity

I'm in desperate need of upgrading my 12 year old pc with 4th gen intel cpu and I some help with choosing the right setup.

I'm going to use this pc mostly for games but also programming (compiling large projects) and using simple programs, generally I want my PC to work since lagging in modern apps is becoming unbearable on my current build. I don't really care about the highest ultra settings in most demanding AAA titles and I will play at 1440p max, so I'm pretty much decided on RTX 5070. However I'm still unsure about cpu, I would like to save on some stuff because of ram crisis and I see a lot of recommended setups with Intel Ultra 5 250K, but I'm afraid of bottlenecking issues in games. Ultra 7 270K is only about 100$ more expensive, so I think maybe it would be worth it - would the difference be large in cpu-intensive games ?

My main goal is to build a long lasting PC without the need of upgrading parts any time soon, to ensure that I was also considering to get a video card with more VRAM instead, but the prices of 5070 Ti recently have gone up for about 300$ in my country (~ 120$ price increase for RTX 5070 only), so it's out of question I think, I don't even think I'm ever gonna use that 16 GB VRAM as I play occasionally. Looking back at better CPU options there is also Ryzen 7 7800X3D, but that thing is over 3 years old, less cores, I'm not sure how well it will perform in ~5 years compared to these newest Intel offers, but I'm looking forward to your opinions on this one 😄
