Buying a subdivided lot

Hello po, just wanted to ask for your thoughts dito. 212sqm, 2600/sqm around San Pablo Laguna, coconut farm. First time buyer, direct to owner. Sabi ng tita ko na nag iinvest din sa lot, ask the seller ng title copy to verify sa registry. Here's the response of the seller/owner. Nagshare na sila ng tax declaration nila, pero that is it. Owned ito ng mag-asawa, then sa last part ng tax dec may co-own names pa na tatlo.

I know this can be legal (?), pero this may squeeze our resources?

And if you have any additional helpful info po or suggestions kapag gustong mag buy ng resifarm. Thanks so much po!
