Concrete crumbling in spots

I can’t afford to redo this entire stair so I really need to fix this so it lasts 3-5 years at least. I live in a climate where it gets super cold and this also gets a lot of sun in the summer so I need a product that can take extreme temps and handle snow/salt/shoveling since these are my front stairs.
So far for a product list I have:
Backer rod
Wire mesh
Wire brush
Bonding primer
A product to fix this
Maybe something to coat the entire stair and sidewalk too?

Am I missing anything? The mortar that attaches these stairs to bricks is also dying. What can I use for that part too?

Found a new room in my house

So I have a three-story Victorian that has a rental unit on the top floor. Long story short: My tenants overloaded the cabinets and they started coming off the walls. We decided to take the opportunity to redo the plumbing and cabinets up there. Today, during demo my contractor found a whole pantry area!!! It’s quite large (see attached) but awkward. We would give up some much much needed counter and cabinet space that we can really lose. It’s not quite wide enough to fit lower cabinets and counter. It’s big enough to put the fridge in but then we have a weird standalone sink. We’re exploring moving the washer dryer in there but may need to open the wall behind it. We’re stumped! Also we need to figure this out quickly because our new tenants will be here soon. Someone suggested crowdsourcing ideas from Reddit so here we are! Help!

Homeowners insurance

My homeowners insurance has increased by $5K over the last 5 years. I’m trying to shop for quotes but I’m having a hard time because of the age of my home. Anyone else with a duplex built around 1900 and have some recommendations for me? I got a bundled quote from Progressive that was about $3k less per year but I’m worried that will just increase rapidly.
