We are looking for a double bed mattress for our 2 year old - the one she currently has is awful.

HSE guidelines basically makes all mattresses seem unsuitable.

We finally got the keys today! 🔑🏡

We’re first-time buyers and purchased a five-bedroom, two-bathroom home measuring approximately 140 sq. metres in Ireland.

It took around 18 weeks from going sale agreed to getting the keys, with plenty of delays, missing documents, legal complications and a very stressful final drawdown.

There is a lot of decorating and DIY ahead, but we’re delighted with the space and still can’t quite believe it is ours for our lil family.

We did it! ❤️

Has anyone drawn down with Avant recently?

Our solicitor’s funds request was scanned onto Avant’s system on Wednesday. We’ve been told they now need to complete a final review of all the legal and non-legal documents before releasing the mortgage funds.

We’re hoping to close on Monday, but they can’t confirm yet whether the funds will be released in time.

For anyone who has gone through this recently, how long did Avant’s final review and drawdown take once the funds request was submitted? Did they come back looking for anything else at that stage, or were the funds released fairly quickly?

Just trying to get an idea of realistic timelines. Thanks!

Anyone bought a house with an equity/shared ownership company as a co-owner? (Ireland)

Hi everyone,

Just wondering if anyone has been in a similar situation.

We're buying a house where the property is owned jointly by the vendor and an equity/shared ownership company.

The vendor's solicitor says they're ready to close, but our solicitor is still waiting on a few items before she can request drawdown. The equity company has advised they don't need to sign the Home Declaration or Section 72 Declaration because they're a corporate owner, so our solicitor is writing to the bank to confirm whether that's acceptable.

We're also still waiting on the Roads and Services letter from the vendor's solicitor.

I'm just wondering:

- Has anyone bought a property where an equity/shared ownership company was a co-owner?

- Did it cause any issues or delays?

- How long did it take to get the Roads and Services letter?

We're trying to get a better idea of what to expect.

I’m really hoping to hear from people who have actually been through this and got their house in the end.

I got a huge shock today when I realised both what my BMI is and how much of a factor it can be for mortgage protection. I had a baby about a year and a half ago and, being completely honest, I just have not been taking care of myself properly since. Between working, motherhood and life in general, my weight crept up far more than I realised. I also carry a lot of muscle, but my BMI is 47.

I already feel awful, so I’m not looking for judgement, advice, or worst-case stories. I’m only looking to hear from people in Ireland who had a high BMI, ran into issues or worries around mortgage protection, and still got to draw down and get their keys.

If that was you, I would really appreciate hearing your story.

Our mortgage is with Avant, so if anyone has experience with Avant specifically that would really help.

Please be kind. I’m already upset and just want to hear from people who got through it.
