Lease available

Hello!

I have a 1314sqft 3Br with den (can be used as 4th bedroom) 1.5 bath on the third floor that is available for lease take for mid July or August. It is $1945. 3 people that’s $648 if divided equally and $486 if divided by 4.

Separate utilities are electric ($100-170 depending on the season)trash ($5/mo), water (me and my husband see $16-24 depending on the season), and internet is $45. Be mindful trash is a monthly rate, everything else fluctuates and is not per person.

I personally painted the unit white (besides inside closets)

The unit itself has the following hardwood style vinyl flooring, stainless steel appliances, updated.
countertops, in unit W/D and the half bath has an updated vanity and not a pedestal sink.

The $500 security deposit will be paid and stay with the unit, I will also pay the $300 lease transfer fee. Depending on move in I am also willing to pay a credit towards the first month’s rent. But I am willing to negotiate.

The complex has a 24/hr gym, three bus stops, a pool. The complex is pet friendly and has no breed or weight restrictions. It has a good amount of parking in the front of the building and beside it and also near the overflow lot for guests.

Capital loss question

I have stocks appraised at $3070/stock.

If I sell them for $3000 is that considered capital loss?

I want to make sure I understand what taxes would look like in April
