Hi Everybody! I posted this lease takeover a bit ago, and my applicant got far in the process but was ultimately denied. Would love to get someone to takeover for Jun 1.

Rent - $2350 per month, option to renew in August. 

2nd floor walkup above a dog groomer & dry-cleaners. 

This is a great starter apartment for NYC; this was where I landed when I moved here two years ago, and it served me very well. It’s close to the 1st Ave L Train stop and right on the M15 bus line, plus a short walk to Union Sq where you can catch a train to anywhere.  

All furniture seen in these pictures is yours if you want it:

  • Full-size murphy bed
  • Desk between windows
  • Coffee table with storage inside
  • Metal toiletries rack
  • Microwave. Fridge, Air Conditioner, and Stove (these aren't mine, they come with the place regardless)

The property is managed by Kahen Properties, typical corporate landlord. Autopay offered so you never forget. The superintendent lives two streets down and is friendly and responsive.  Trash is out back, accessible around the corner on 1st Ave.

Affordable grocery store 1 block nearby (D’Agostinos) and more upscale grocery store across the street (Gracefully).  The deli on the corner has a great selection of drinks and food (Fantasy Deli). The dry cleaners offer wash-dry-fold same/next day for around $20 for a full hamper (Wu Cleaners). CVS and Walgreens nearby for any pharmacy needs.

A quiet neighborhood that’s very close to the Village, so the fun is right nearby but not in your face all the time.

I attend NYU and work in Midtown and I am able to walk to both places in ~20 minutes (does wonders for your health to walk to work!)

Kahen Properties (landlord) needs the following to approve the lease transfer:

  • 40x rent (or guarantor, I made 60k when i moved here and my dad backing me up was cool with them)
  • Good credit
  • Proof of previous rental (good standing etc.)
  • Pass a standard background check
  • Security deposit

And that’s about it!
