I’m needing to look at replacing the garaging on my property in the near future and was thinking about building a self-contained granny flat with it, maybe 1-2 bedrooms with the garage attached. This will also help in the future for generational living.

I have plenty of equity in my property but I’m not sure if the bank would approve a mortgage top up, as my income alone might not comfortably cover the repayments. My thinking is that with the granny flat rented out, it would mostly pay for itself.

Has anyone done something similar? If so, roughly what did it cost you and did the bank take the potential rental income into account? Would also love to hear anything you learnt along the way 🙂
