Need advice on a second-story addition over an existing garage in Myrtle Beach
I’m planning a second-story addition over an existing garage/storage structure and wanted feedback from people who’ve done similar projects.
The existing footprint is approximately 17’3” x 15’8” (contractor to verify). The goal is to extend the existing second floor over this area and connect it to an upstairs room that’s already part of the house.
I’ve attached photos of the existing structure and some rough concept renderings showing the direction I’m considering.
A few questions:
What type of professional should I contact first: architect, structural engineer, or general contractor?
What should I expect to budget for the structural shell, framing, roof tie-in, and staircase?
The renderings are only concepts, not construction drawings. I’m mainly looking for guidance on the best way to approach the project before moving forward.
