Is this a good deal?

The car currently has 100k miles, excellent condition, rod bearings and vanos done, includes all service records since the beginning, and a matching hardtop with a stand. The car is a steel gray metallic. Owner is asking for $22k.

Also, my other question is the car is a 6 speed manual but when I saw this sheet I see that the Sequential gearbox manual was an add on? Does that mean that someone swapped it to a manual later in its life? If so does this drop the value of the car and does it drive the same exact as if it were originally a manual? It’s a deal breaker for me if I’m not getting the exact same experience of how this car was supposed to be if it was originally a manual from the factory.

How bad is this rust?

Came to check the car out and it’s in great condition on the outside but when I looked under I was able to get these pics. Thoughts on whether I should move forward with this or not? It’s a 2004 e46 M3 Manual with 113k miles and I could get it for $11k. Car was in NY most of its life and then down to Florida. I had several opinions saying run away and another say it’s not concerning. Thoughts?
