I've been a homeowner for a couple years now and I still feel like I'm constantly behind. HVAC filters, water heater maintenance, appliance manuals I can never find, receipts from the last plumber visit — I use a combo of notes app, email threads, and a Google Sheet in a folder I rarely remember to update.

Last month I couldn't find the warranty info for my dishwasher when it broke. Ended up paying out of pocket for something that was probably still covered. Do ppl actually keep track of their warranties? My water heater broke and cost me $2500 to replace.

I know I'm supposed to keep records for improvements I make for when I sell — did epoxy flooring in the garage, built out a closet — but it's tough to stay on top of receipts for an event that could be 10+ years away.

Curious how other people handle this. App? Spreadsheet? Just wing it and hope nothing breaks at the worst time
