London looking for a technical cofounder

Proptech, no users, pretty sure I can ship it already, scrappy, ugly, but enough to validate the idea: I’m not technical, but wouldn’t call myself non-technical either, 7/10 times I do understand what I’m looking when looking at the code.

Need a cofounder who would be technical and ideally with some kind of pedigree, professionally or academically.

Last time I launched solo, it took me 6 months to raise a tiny angel cheque, so I don’t wanna go into this solo again. I understand the market, more than 7 years in the industry, happy to handle everything needed.

Marketplace startup questions [I will not promote]

I’m working on a marketplace in the UK and genuinely a bit conflicted before the launch.
It’s in real estate which is super saturated, however based on my conversations with our ICPs, the value is there.

The questions I have are should I fake the inventory early? Can it hurt in the long term? Should I charge straight away or should I offer it for free to gain some initial traction? Would it attract happy wanderers who aren’t interested in paying?

I have a massive database from my network that I can contact and several ways of reaching out to first potential users, but don’t know which road to go so I don’t hurt myself in the long run. Any help appreciated.
