I paid 50k token to a channel partner in Noida based on verbal assurances alone. No written fee agreement, no RERA authorization check, nothing. The builder later said the partner was not on their approved list and I lost the money.

Three months and a consumer forum filing later I am sharing this so others do not make the same mistake. What do you actually check before handing over even a rupee to any property advisor?
