I’m a small-time landlord with just a few units currently 3, and I was trying to figure out the best way to manage things without going full property management company again.
Earlier, I had a larger setup where I eventually outsourced everything, but now that I’ve downsized, i was leaning toward handling most things myself, with some help from a property management app or partial services like tenant screening only.
Using a property management company just for tenant placement paying half a month’s rent but it seems more focused with HappyCo in terms of operations, inspections, and keeping everything organized in one place, which sounds useful especially since I’m not located near the property.
Would love to hear what other small landlords are using especially if you’re managing remotely. What’s worked or not worked for you?
