I had some ice dams this winter, and it caused some internal leaks. It turns out the previous owners put on two layers of shingles because they were probably just trying to do something quick and cheap to sell the house. The whole roof needs to go. I was a little bit surprised about how much this project costs.
Quote came in at $20L-25K. I don't usually make big ticket purchases like this. I usually lease my cars, and with everything else I can usually just absorb from monthly cashflow or dipping into savings.
I've been weighing cash vs HELOC and keep landing on HELOC — keeps the emergency fund intact, rate is manageable, planned to pay it down within a few years anyway.
Anyone regret going that route? Or anyone glad they did?
