I’d like some help figuring out a lease to absorb negative equity.

Hi all! I have a 2016 GLE 350 base model. In basically perfect condition with no accidents. 66,100 miles on the odometer. I imagine I have around 5k negative equity (owe 19k, figure it’s worth 14k?). I’m curious if there’s a ‘best option’ to move out of this car and into something newer (company requires my vehicle be less than 10 years old so I continue to get the reimbursement).

Lease budget would up to $750 approx. and I’d like to put minimal, if anything, down. A truck would be cool, a Jetta would be cool, an e400 would be cool, I’m truly open to just about anything with apple car play. Also like to break up this negative equity over a lease term.

I drive about 7-10k miles per year. Houston, Texas area.

Rice Village - NE Corner Morningside & University.

I know they’re closing the Istanbul Grill, but the apartment/townhomes at the northeast corner of Morningside & University are now fenced-off (and look empty). Does anyone know what’s supposed to happen here at this corner?

I know about the gateway project, but I don’t see this corner area planned/mentioned on any of the drawings/maps for what the future is supposed to look like. Anyway thanks for reading have a good day!

Paid $750. Did I get a good deal?

I want to build a vintage air king. How’s this start? I think I need a 3135 movement now, right?

Are there any reasons why I shouldn’t pick this up (+a gen dial/crown & replica movement)? I’d be paying a watchmaker to help put it together…but I want to make sure I’m not looking at a difficult build or any curveballs. Thanks!
