should I move out or stay?

Hey everyone, I (24 F) just moved to astoria in march, my sublettor just texted to know if we were going to move out or extend the agreement, since the agreement she wrote ends in May for us. She had an arguement with my other roommate yesterday over the AC and they basically argued over cleaning and other things as well. In the start, she ( the subletter) told me it was alright for my art stuff to be in the lounge and now complains about it passively. I find the apartment location to be the biggest pro as it's close to my college. I've lived in a toxic situation twice before and I had just moved here three motnhs ago. She still has most of her luggage in my room and so I have less space but I pay cheap rent and I have had worse roommate situations. Should I plan an exit and leave like the other roommate, or stay, (finish college ( art major, CS minor), get a stable full time and then lease an apartment). I don't want to move far from school like before. I have been moving and living on my own since I was 21, alone in the states and can only afford cheap rent. What should I do in such a situation, I don't want to be disrespected or feel uncomfortable, she (the subletter), has made me uncofmrtable a couple of times but as soon as I stoppped engaging much, I have felt it less. Also, I am a cordial roommate, I never fight or argue for anything. I don't know if i should keep hunting for a better spot or move out , or should I just stay and stick with it till I graduate. The discomfort is mild right now but I am not sure if it will stay like that all they way long. I just want to live in a nice neighborhood and graduate on time.
