Suggestions for Idea to Reality

I'm an architect and have had an idea for a project management software for quite some time and finally decided to give AI a try in making a workable web app. After showing it to some coworkers and friends and gotten positive feedback on the idea and functionality, I want to make it into a real thing that is free and open source it for people to self-host. While I'm tech savvy and have some experience with coding, I am not a developer.

So I'm looking for suggestions. Would it be better to:

A.) Just make the Github repo public and promote a product almost entirely made with AI in hopes that I can get some interest and see if anyone is interested in contributing to make it better and more polished?

B.) Hire a developer from UpWork or something similar to make it?

I spoke with a developer that I contracted for other work about this and mentioned to him that if I'm paying to get this done right, that maybe it could eventually be setup like other apps out there where the single-tenant version of the app is open source and self-hostable, but then there is a cloud hosted multi-tenant option; however, he became pretty adamant that it needs to be multi-tenant from the start. I get where he is coming from, but I also don't want to add more cost and complexity for the idea that I might do a hosted option if it is popular enough to justify it.
