First — a sincere thank-you to the mods for opening up the PFI Marketplace flair. I've been a respectful lurker here for a while as u/homeloannerds , and this is the first time I'm introducing myself properly. If anything in this post crosses a line, please tell me — I'll edit or delete.

Wh-format, because that's how this sub reads best.

Who am I?

I'm Mangesh Zope, founder of Peaceful-Loans. IIM Calcutta 2012 batch, ~13 years across Deutsche Bank, PepsiCo, Bira91, Castrol, and Pepperfry before this. Peaceful-Loans is my third venture.

Both Mint and The Economic Times have quoted us and acknowledged Peaceful-Loans as expert, unbiased home loan advisors working in the interest of consumer education. The most recent one is the Mint Money piece on 29 April 2026 — "Not seeing lower EMIs? Why you may need to act on your home loan" — where I'm quoted alongside BankBazaar's CEO. The line that's been making the rounds is the one about NBFC borrowers having to "keep looking over your shoulder all the time to see if the terms are not the same as earlier." That came from a real customer story we'd just resolved.

Mentioning these only because the mods asked for genuine value, and I'd rather you verify before trusting a stranger on the internet.

What do we do?

Peaceful-Loans is a mission driven organisation. We despise mis-information, mis-selling in Home Loan ecosystem. We are safeguarding borrowers from these practises for last 4 years. All this while saving hard earned money of our consumers. That is why 5 star rating on google even after 4 years. 

We are an unbiased home loan advisory. Think of us as the friend-with-a-technology platform which is built on our real consumer experience.  We are that trusted advisor you wish you had during your home loan process.

We don't lend. We don't take money from you. 

Why does this exist? (the boring origin story)

Because of my own home loan.

The bank verbally committed a number. I planned my down payment, builder milestones, and registration around it. On the day of disbursement, the sanctioned amount came in ₹23 lakh lower than what was promised — buried under "policy change," "FOIR recalculation," "property technical haircut," and three other words I didn't fully understand at the time.

I had to scramble, borrow short-term from family, and renegotiate with the builder under stress. I wasn't a first-time borrower. I'm an IIM grad who has worked in finance. And I still got blindsided.

That's when it hit me: if I got this wrong, what chance does a 32-year-old First time home Buyer in Bangalore buying his first 3BHK have? The home loan industry runs on half-information by design — the silence is where the margin sits.

So I built the thing I wish I had during my home loan process.

Where are we?

Mumbai (Powai HQ), Bangalore, Hyderabad, Pune and Delhi NCR (Laxmi Nagar). We serve borrowers across India — paperwork is digital + physical pickup, you don't need to be in our city.

When should you actually talk to us?

Honestly, only in three situations:

You're looking at a ₹2Cr+ home loan (that's roughly where the cost of getting it wrong starts to dwarf the effort of getting advice).

You're  know every bank will give you a loan but you are seeking the most cost effective outcome for yourself.

You despite mis-information and mis-selling. You rather make decisions based on full disclosure and information.

You have an existing home loan above 8.75% and haven't checked balance transfer math in the last 12 months. As Mint pointed out last week, banks have only passed on ~87 bps of the 125 bps RBI cut, and NBFCs only ~12 bps. If you're with an NBFC on an old PLR-linked loan, there's a very high chance you're silently overpaying.

How are we different from the typical DSA / aggregator?

In plain words:

No spam. We don't sell your number. Lenders cannot call you without your consent and an appointment. If you've ever filled a "compare home loans" form online and gotten 40 calls in 4 hours — yeah, we don't like that either.

Unbiased shortlist. We show you 3–4 options with the actual fine print (processing fee, MODT, legal/technical, prepayment terms, reset clauses, tenure-vs-EMI mechanics);  not just the headline interest rate. The Mint piece touched on this exact issue: lenders quietly extending tenure instead of EMI when rates rise, so most borrowers don't notice. We catch that in the fine print before you sign.

We do the chasing. Document follow-ups, sanction letter delays, disbursement coordination with builder/seller - that's our job, not yours.

No fees from you. Ever. 

Who we're not the right fit for

Loans under ₹1 cr with go direct, save the friction.

Anyone looking for a "guaranteed approval" or a workaround for genuinely weak credit — we won't help you fudge eligibility, and we'll tell you straight if a bank is going to say no.

Anyone wanting personal/credit-card/BNPL advice — out of our scope.

Why I'm posting this here specifically

Because PFI has, over the years, been the single best place on the Indian internet for honest financial conversation. I've answered questions here as u/homeloannerds without ever linking the company, and I'd like to keep doing that. This post is a one-time "here's who I am, here's how to find us if you need us" — as the new flair allows.

The ask

If you've had a home loan go sideways — under-disbursement, hidden charges, balance transfer trap, builder-bank tie-up rate that turned out to be a mirage, NBFC rate drift — I'd genuinely love to hear it in the comments. Even if you don't become a customer, those stories help us teach the next borrower what to watch for.

And if I can answer a specific home loan question for you in the comments today, I'll do it for free with no follow-up DM.
