Looking to buy ready 2BR + Maid Room near GEMS Founder School Al Barsha, need monthly post-handover installment plan. Any recommendations?

Looking for some genuine advice from people who’ve been through this or agents/developers who know their stuff.
What I’m looking for:
• 2 Bedroom + Maid’s Room
• Ready to move in (not off-plan with 2027/2028 handover)
• Near GEMS Founder School, Al Barsha area — open to Al Barsha 1, 2, 3, Barsha Heights, Al Barsha South, Dubai Science Park, Al Furjaan
• Apartment, townhouse, or villa — I’m flexible on type
• Post-handover monthly payment plan (ideally AED 20K–30K/month range)
• Good community, well-managed building, family-friendly
My situation:
I want to own rather than rent, but I need the payment structure to be monthly installments rather than a lump mortgage or bulk cheques. I’ve seen post-handover plans from developers like Deyaar, Samana etc. but struggling to find what’s actually available right now that’s ready to move into and still has the installment option open.
Specific things I’m trying to figure out:
1. Any ready projects in this area that still have post-handover plans available?
2. Any developers/agents you’d actually recommend (not just spam me with listings)?
3. What’s the realistic downpayment % I should expect to move in?
Not looking for off-plan. Not looking for pure rental. Ready to move in + monthly ownership payments is the goal.
