We’ve NEVER had money like this - !!!

So we are basically poor by massachusetts standards, part of why we are going to list our house for sale and head south. We will walk after all fees and pay off 30k in old credit card debt (we don’t use the cards any longer just a slave to paying them down) with 200k for our next house

We are trying to keep the next house under 400k

what’s our best move?

200k down payment?

Ideally we get our mortgage as low as we can so we can finally have some financial freedom, but is there a smarter way?

Sorry again we have never experienced this kind of profit so really no idea how to approach it!

Is it a bad time for sellers to do upgrades?

Unique situation. Worst house nicest area.

The house is not a full gut job, but it’s needs updating:

roof is mid life

siding is fine but older mixed material

kitchen needs reno

lower bath needs reno small and can blow out into the adjacent 5th bedroom

windows need updating (nothing wrong but they are old)

upper half bath is updated but it’s a half bath

entire second floor has lower ceilings - helps with heating bill A LOT but buyers gripe about this at showings - contractor said ceilings can be raised no clue what this costs

home has 5 acres of land / usable land

very low inventory area

houses, even dumps sell over list assuming they were properly comped

Are we missing out on a big return if we don’t just pull money and essentially flip it ourselves? we have no immediate need to sell. We are not listed yet, and have had contractors/investors send mailers
