This was a bit of a splurge as I've spent a lot on 2 porterhouse steaks (they were on sale but they are absolutely worth it even at full price) and household products. Big shop, the majority of things without the fruit and veggies will last longer than a week. Just did an inventory, i have enough meat for nearly a month, so that's all sorted
I am personally obsessed with Ocado, no impulsive buying and they habe some really nice offers. 👌
Most of these will probably last longer than a week, £150 🇬🇧 there is also some meat for our dog there
Has anyone have stage 2 t4b right side bowel cancer? My husband (40M) is going through this, he had the surgery and now he is having 8 rounds of capox, currently did 2, he will do the third one next week. His cells were moderately differentiated, his tumor grew out of the bowel and attached to the abdominal wall and small intestine, however the surgery was a success and had clean margins and no lymph nodes were affected. They have checked 63 and all of them were clear. If anyone went through the same thing, how was the prognosis and how did you find the chemo? I (32F) am trying to figure if there's anything I should know to make life a little bit more comfortable for him while on chemo. The main things he struggles with are brain fog, neuropathy and fatigue currently. Side note, to be honest with you, a couple of years before the diagnosis he was so snappy and depressed and he was lacking energy, after the surgery he is a completely different person, in a good way. This may sound spiritual but it does feel like a dark cloud has been lifted from above our heads, but I cant help but still be cautious and scared, my main fear is for this horrible thing to return. How were your journeys for the ones who went through the same thing? I have never in my life dealt with cancer so I don't know much about It.
Long story short, I've been renting a Victorian townhouse for 6 months, during our tenancy we had various problem, the main one was having a particularly cold house even though the heating was constantly on 25, the indoor temperature wouldn't exceed 18-19°C, and it used to be 12°C in the kitchen. We did have a garden, which we didn't use at all, nor were we able to maintain during the fact that we rented from September to April and the weather was particularly wet, cold and windy (we had 40 days of continuous rain in January). There was no extractor fan in the kitchen, nor the bathroom, and the house hasnt been used probably a year before we've moved in. Basically I am disputing the claim as they ask for £750 garden repair, £400 for refurbishment and £400 for cleaning (i have accepted the cleaning fee, I think this is reasonable). I have put all my ideas in order with chatgpt and it looks like something like this:
I dispute the landlord’s claim for any amount beyond the £1,000 already paid.
The £1,000 was offered as a goodwill settlement without admission of liability and comprised £400 for end-of-tenancy cleaning, £400 for the garden, and £200 for redecoration.
### Redecoration
The claimed works largely consist of filling cracks and repainting multiple rooms. Hairline cracks are consistent with normal settlement and movement rather than tenant damage.
The bathroom quotation states that the paint peeling is “probably due to an incorrect application,” which indicates a defect in the original decoration rather than damage caused during the tenancy.
The property also had significant ventilation and damp issues. The kitchen had no extractor fan, bathroom ventilation was inadequate and this was noted during the mid-term inspection, and the house remained cold and humid throughout the winter. The cellar was affected by mould, which caused damage to personal belongings.
The tenancy agreement stated that clothes should not be dried indoors, yet no practical alternative was provided. There was no tumble dryer, no suitable space for one, no washing line in the garden, and the cellar was too damp to be used for drying clothes. During the winter months, outdoor drying was not a realistic option.
### Garden
The check-in report confirms that the garden was not in pristine condition at the start of the tenancy, noting that the grass was already long, the patio was heavily bird soiled, and the raised border was unfinished.
We occupied the property only from September to April during a particularly wet winter and made minimal use of the garden.
Our dog was walked daily and only occasionally used the garden late at night when he was unwell. Any dog fouling was infrequent and cannot reasonably be said to have caused the condition of the lawn.
Before vacating, we cut the grass and added compost to improve the lawn. The attached photograph shows the condition of the garden at the end of the tenancy.
The landlord’s proposed works include supplying and laying new turf and adding fresh soil/compost. These works constitute betterment and go beyond returning the garden to its condition at the start of the tenancy.
The garden was also affected by a blocked drain, which caused wastewater to overflow into the garden. The attending plumber indicated that the blockage may have originated from neighbouring properties.
### Reliability of Inspection Notes
The mid-term inspection report incorrectly alleged “subletting/overcrowding,” despite the fact that only my fiancé and I lived at the property. This raises concerns about the accuracy and reliability of the inspection observations.
The rear garden was only briefly inspected during the mid-term visit.
### Additional Property Issues
I reported that the front door was difficult to close due to silicone applied around the frame in an attempt to reduce drafts.
I provided notice on 2 February and confirmed that I would facilitate viewings, but the property was not advertised until late March.
### Conclusion
In light of the above, I do not accept liability for any amount beyond the £1,000 already paid and respectfully request that the adjudicator dismiss the remaining claim.
Now my question is, am I being unreasonable or they are? Because if i am, i will just pay the 1650 they are asking, but if they are, what are my chances to win this?
