Apartment hunting in Omaha with bad credit. Any decent places actually saying yes?

I see on here some old threads mentioning Nove Lofts, Crown Property, Bellevue Hills, and Broadmoor as bad-credit-friendly, but those posts are 1-2 years old and I know things shift.

My situation:

  • Credit score in the 500s, with some collections + high student loan balance
  • Broken lease balance from a shitty apartment in a different state during COVID (shows up on RentGrow)
  • Stable full-time W-2 income, well above 3x rent
  • Solo applicant, no pets, no evictions
  • No co-signer available, so that route is out

I know the big corporate complexes that use RentGrow are basically out. What I'm trying to avoid is the "we'll take anyone" type places with bad maintenance, safety issues, or units that aren't kept up. I'd rather pay more and offer a bigger deposit than end up somewhere rough.

Wondering if anyone is familiar with :

  1. Decent places that actually approved someone with a sub-600 score in the last 6-12 months
  2. Individual landlords (not big property management) who don't run full tenant screening but still take care of their units or mid sized property management that are little bit more forgiving
  3. Anyone who navigated a prior landlord balance and still got approved, what did you offer? Extra deposit? Months upfront? Just honesty?
