Electricity bill in Atlanta

Just moved to Atl, am renting a room out in Tucker for relatively cheap , it’s $750 a month. After a month of staying here the landlord said the electricity bill was too high and wants to keep the thermostat at 78 degrees now. I think it was around $230 or something like that.

Long story short I’m exploring my apt options now and I talked to some of my coworkers and they said their electricity bill was like $150 and they keep their thermostat at like 65 degrees.

Is there any way I can estimate or factor in the utility bills for an apt before moving in? It seems like some people are paying way more for utilities while using them less whereas others are paying less for more usage. Idk if it’s the provider or the equipment or what, but I don’t want to get an apt and get hit with a $300 electricity bill that I didn’t see coming. How do I distinguish between properties? There’s some lower rent options but I wonder if they just try to make up for it through the utilities.

Property sold with my lien on it

Had a mechanics lien on a property. There was multiple times throughout the last year where the owner/lenders reached out to me negotiate lien settlement amount, and even had title reach out to me to release the lien but the deals fell apart before closing multiple times. The lender started the foreclosure on the property but the house ended up selling before it got foreclosed on. Now the house sold, nobody from title/escrow reached out to me , I did not receive any lien payoff. When I look on the county recorder site all I see is a deed of warranty and a deed of trust recorded on the property. Any advice?

Renovation Costs

New in the real estate game and flipping houses. I am currently partnering on my first flip where I put up all the funds and the other person handles all the renovations and we split profits at the end of the sale.

My partner is telling me how he has these memberships at Lowe’s, Home Depot etc where he gets materials at whole sale price or much cheaper than the regular price because he has a “contractors” account with them or something like that.

I was just wondering for my next flip I would like to do it on my own but would still like to have access to his discounts he gets to these materials. What’s a deal I could cut with him to do so? Should I offer him a couple $$$ to use his account for materials or how do people in the industry do these deals.

First Flip

Bought a distressed property at a foreclosure auction for the first time in my life for 185k cash.
Arv for the house is 275k.

I have a friend/agent that is trying to mentor me through the flip as he will be the listing agent and make his money that way. But I am looking at my other options and was wondering if BRRR this house is an option.

What is the math behind BRRR , I feel like my agent just wants to hurry up and flip this house. Can someone break down the pros and cons of both the BRRR and the flip?

It is important to note the tenant is being evicted and don’t know how much repairs for the house will be atm.
