I need some good saunas that are near Magna Centre (I live just by it, I don’t want to give my exact location though), does anyone have any good options?

Why is Armitage in the north more unstable and Armitage in the south more “rich”?
When driving through Newmarket recently, I noticed northern Armitage (Ballard Crescent, Savage Road, Mulock Drive, Yonge Street, Etc) looks more affordable and maybe a bit higher in crime while the south seems like it has very little urban influence. Does anyone know if theres a reason for this or if this is just me looking too much at detail?
