Lutron Full House Project

Hi all. I recently purchased a home and plan to do a full update of all switches to Lutron. Smart switches will be Caseta (it's not a very big house so coverage should be fine) and other switches will probably be Maestro.

I am also planning to change out outlets and toggle switches. Is it worth getting these from Lutron too? It seems like they can only be found thru distributors and not home improvement and hardware stores. If not from Lutron, then which store brand (Eaton, Leviton, Legrand, etc) would be the best match?

Possible Termite Damage in House Under Contract

Hi all. I am under contract to buy a single family home in Northern NJ. We had a home inspection yesterday. The house is generally very well taken care of and likewise the inspector thought it was a solid purchase.

We did however find two signs of termite damage in the garage (see photos). The two car garage is a wood frame structure with a concrete base. The framing is behind plaster/stucco walls. One unit of the garage has a bedroom built out over it but the other garage unit is by itself.

Outside there's a wooden deck and a wooden shed that did not appear to have any termite damage. We also thoroughly inspected the basement of the house especially the sills above the foundation walls and didn't see any termite damage.

I'm not sure how to take these findings and what specialists I should bring in during contingency period to better understand the condition of the house.

New Milford Property Taxes

Hi all. I'm currently considering New Milford to buy a home in. I noticed that many (but not all) listings I've seen on Zillow are showing a steep increase in property taxes for 2025, with 13 to 14k tax bills jumping to 19 or even 20k. I know New Milford recently completed a tax reassessment, so tax bills certainly could have increased, but I also know that sometimes Zillow pulls tax data wrong and makes it look much worse than it is.

Anyone know generally what the property tax situation is in New Milford post reassessment? Thanks.
