Why do so many Indian micro-markets have asking prices that seem completely detached from actual sale prices?
Take Jamshedpur for example. You’ll often see homes listed for ₹1.5 crore, yet people locally claim many struggle to sell anywhere close to even ₹60 lakh.
It feels like brokers in these markets have zero understanding of price discovery or local purchasing power. Everyone prices their property as if they’re in Jaipur or Surat, not in a city with a much smaller buyer pool.
Is this just inexperienced brokers feeding sellers unrealistic expectations, or do these properties actually transact anywhere near their asking prices?
