Inheritance question

I live in Texas. When my grandmother passed she left her property to her 6 sons equally. Three sons remain. My dad passed and left everything to my stepmother. There was no mention of any specific assets/property. Just everything goes to her. She signed over my dad’s portion of the property to one of his surviving brothers who assured her we would get our share. Property is valued at 3 mil. One of his deceased brothers also left everything to his wife who has also passed. Her children, his stepchildren have now taken this to court to collect their share. My uncles are fighting this. We only found out about this entire situation by accident. (Including my stepmother signed my dads share over to one of the brothers) Now the uncles are claiming if they sale the property the money will go into a trust. I don’t trust any of them. My father passed 12 years ago and no one has ever had a discussion with us. Did my step mom have legal authority to sign my dad’s inheritance over to my uncle? Do we have any recourse? My dad’s name is mentioned in the court filings but states he signed his portion over to the uncles. We are not mentioned anywhere.

I am in the process of closing on a $60,000 Heloc at 6.6 for 10 years about $700.00 month. I recently found my dream home on the Lake at a steal of $150,000.00. My current home is valued at $310,000.00 paid in full no other debts. Should I increase my Heloc to pay cash for lake home, borrow from my retirement account at 4% interest or get a mortgage loan. I have some cash but know the home needs some updates.
