Turning a 5BR main-level home in North Seattle into an Adult Family Home (AFH) – SDCI/DSHS hurdle check?

I’m looking into the feasibility of converting a single-family home at 13324 30th Ave NE (Lake City/Pinehurst area) into a licensed Adult Family Home.
The house is a 1938 build but has a huge structural advantage: all 5 bedrooms are on the main floor, it has a ton of off-street parking (6 spots), and it's already divided into two sections with dual kitchens (perfect for a live-in caregiver setup).
Before diving into marketing it this way, I wanted to ask those who have gone through the DSHS and SDCI process recently:
• Given it's a 1938 build, how strict is the city being on retrofitting egress windows or requiring full NFPA 13D sprinkler systems for non-ambulatory residents in this zone?
• Has anyone dealt with converting a "two-unit" layout into a cohesive AFH? Does the state require total open sightlines between the wings, or is a split layout acceptable as long as alarms are interconnected?
