Need advice for First Investment

Hi everyone,
I’m looking for some honest advice from people experienced in commercial real estate investing, especially in Pune/Hinjewadi.
I’m considering buying my first commercial office property in Hinjewadi Phase 1. Here are the details:
Size: 390 sq ft office
Location: Around 10-minute walk from upcoming metro station
Area: Hinjewadi Phase 1, Pune
Type: Commercial office space in a new project
Land status: Government leased land (not freehold)
Purpose: Long-term investment + future rental income
Budget is a bit tight, so this would be a major commitment for me
What attracts me:
Metro connectivity in future
Hinjewadi IT crowd and long-term growth potential
Smaller unit size seems easier to rent out
Entry price feels more manageable compared to larger offices
What worries me:
The land being government leasehold instead of freehold(lease duration is 80 years)
Resale value in future
Whether commercial offices are harder to sell/rent during slowdowns
If 390 sq ft is too small or actually a good “safe” size
Whether I should instead buy residential property first
I’m planning to hold long term (possibly 10+ years), not flip immediately.

Main question:
Would you personally buy a small leasehold office in Hinjewadi Phase 1 today as a first investment, or would you avoid it and go for something else?
