To move or not to move

How did you know it was your time to sell? My partner and I keep going back and forth on selling our house. It truly is lovely with so much natural light and a beautiful view which makes leaving so hard.
Our options would be:

  1. Build on family land
  2. Buy land next to our house and continue investing into our house and then build a garage and shed.

We thought our current house would be our forever house but after living in it we aren’t quite sure. For reference it requires a ton of work. The people who built the house ended up moving away and selling it before it was finished. We have finished the upstairs. Downstairs is not finished and there’s so much landscaping to be done we don’t know where to start.

If we buy we will want at least an acre of land. We have almost that with this house now but doing all of this work and the house still not being exactly what we want is overwhelming. We don’t want to keep investing in this place and end up not making our money back. And we don’t know what to do first. We want it all done like now but that’s just not possible and I don’t think we’ve come to terms with that yet.

I think building would be our top pick if we could afford it but we aren’t sure about that right now. It would definitely be a self build.
One other thing that makes leaving is we currently don’t have a town council so we can do what we want on our land. The family land is 5 mins down the road but does have a council which is something we hate the thought of.
In saying that, by the time we get this property, house finished and land purchased, we will likely be over the price of building another house.

I’m open to hearing anyone’s experience while contemplating moving or staying at your house.

BGeom Remote

Hi! I’ll be starting the BGeom remotely this fall and someday I hope to complete the BEng. I’m a PTech right now and I’m doing the BGeom to meet CBEPS requirements.
I’m wondering what remote options are available at other universities for TME3313- Managing Engineering & IT Projects, if any.
Is there a website that shows course equivalencies in Canada? A coworker said there is but we can’t find it online.

Rental Income question

My partner and I have a mortgage on our current house which will eventually be rented out when we purchase our second house.
Our broker said that they will order a market rent appraisal to confirm to the bank what rental income can be used to help offset the mortgage payment on the current primary home.

My questions are:

  1. Does the residence need to be rented at the time of approval?
  2. Does anything need to be provided before closing or the final financing coming through to prove it’s being rented?
  3. Can you use the entire rental income in your application or only a portion of it?

I’ve asked her so many questions during our first purchase and now so many again so I’m reaching out to Reddit instead of bothering her again haha.

I really struggle with eating. It’s hard to explain but I feel like I always need to be eating. Sometimes eating is all I can think about honestly. Once I start eating it’s so hard to stop and it seems like I almost never feel full even when I eat a nutritious meal and a healthy portion size. Even when I do feel full after eating it seems a little while later I’m hungry. I’ve really focused on meals that will not cause a huge spike in my blood sugar but it doesn’t seem to help. I also try drinking water or a bubly or a diet soda sometimes when I feel this way and it doesn’t always help.

I’ve focused on eating whole foods and veggies with every single meal but I still feel this way. My water intake is at least 2.5L per day.
I’m 23F, 220lbs. I try to go for a walk daily, duration is always different. If that helps.
Any advice is greatly appreciated.

Hello! I’m wondering if it’s best to choose a private financial planner or someone at a bank?
are there pros/cons to each?
I’m mainly looking for investing and retirement planning. We have a large sum of money saved each month and I feel there’s a lot more that we could be doing with it. I’m also hoping for an early retirement.

If you wanted to buy an 80k parcel of land, what would you do? It’s not to build a house on, so no construction mortgage. It’s more just to have as it’s next to our cabin and we would eventually combine the land with our current parcel.

Is there such thing as getting approved for a 75,000 line of credit? I know approval limit depends on so many factors, but is there such thing as getting such a high amount on a LOC? We have an appointment at our branch later this week to discuss, but is this if of a LOC even heard of?

Hi! I’m looking for peoples experience with buying land. Unfortunately we will need to get a land loan (which we have sorted). It’s the land next to our house. We will build accessory buildings on it. Does anyone know if you can build accessory buildings if you a lien on the land?

It is a private sale, so unfortunately don’t have someone to ask these questions to.

How much in other fees did you spend on lawyers, survey, land appraisal, etc etc.
