I've earned £30K+ renting my driveway in the UK — happy to answer questions

UK-based, so the specifics are a bit different from US driveway rentals, but the principles probably travel.

Background: I have a single driveway near a UK hospital. Listed on JustPark for several years, and it's earned me over £30,000 since I worked out my approach. Currently 4.9 stars with 1,000+ completed bookings, averaging £500-600/month for maybe 30 minutes of admin a week.

A few honest observations after running this for years:

  • Most of my customers are NHS staff doing long shifts, not random visitors
  • A small number of repeat customers drive a surprising amount of my monthly revenue
  • Weekends are nearly dead hospital staff don't park weekends
  • The platform's customer-facing price is much higher than what the host receives, and most hosts don't realise this
  • I just raised my price by 22% and bookings have held up

Things I got wrong early: under-priced for at least 18 months, didn't understand my customer mix, and ignored weekend optimisation entirely.
