34/F, husband is 39/m

Our current (major) debts are outlined below. We have two paid off vehicles and our goal is to get from underneath this debt so we can save for retirement. We both contribute to 401k with max employer match I know we could be maxing those out fully but our debt stresses us out more than retirement, plus we’ll be able to save exponentially more for retirement once this plan is completed. I’m also aware that we could contribute more now for more 401k growth but again, debt stressors. We make $190,000 combined and live a very minimal, basic lifestyle.

Student loan - $72,500 (5.5%)
Mortgage - $141,500 (2.75%)
Property - $55,675 (4.95%)

Is there any significant reason outside of tax benefits not to just pay this all off by December 2031?
