trying to find ways to get into the real estate market without having to pay a downpayment. is this something people do? am i just magical thinking rn?

i work around commercial real estate but have never invested in it personally, mostly because the capital needed is way above where im at.

been in the industry for a few years now i see deals close know roughly how cap rates and NOI work, but thats all theoretical when you dont have six or seven figures sitting around to buy something. im trying to figure out what the realistic entry point looks like for someone who understands the space conceptually but cant buy a building or a rental outright.

what is everyone thinking abt REITs vs fractional platforms vs syndications vs crowdfunding deals. i know they are not all the same thing, some are public and liquid, some are private and locked up for years, some let you pick a specific property and some just hand you a diversified basket. trying to figure out which of these makes sense as a first step, and which ones are more trouble than they're worth for someone starting small.

also open to hearing if people think its even worth bothering with commercial specifically vs just going residential since i already have industry knowledge on the commercial side.

What FedRAMP vulnerability management tools are actually working for teams?

One thing that seems to get messy fast is vulnerability prioritization. Finding vulnerabilities is easy enough. The problem is figuring out which ones actually need attention first.

Scanners can throw thousands of CVEs at you across containers and dependencies. Then you add FedRAMP requirements and the whole prioritization process gets a lot harder.

How are teams handling vulnerability management for FedRAMP systems today? Are traditional vulnerability management tools enough or are you using runtime context and attack surface reduction too?

Would be interested in hearing what is actually working instead of just generating bigger vulnerability reports.

AITAH for refusing to let my friend bring her dog to my wedding?

My wedding is in a few months and my friend wants to bring her dog because she says she hates leaving him alone.

The problem is the wedding is at a small indoor venue and pets are not allowed. I told her she would need to leave him at home or find someone to watch him.

She said she could keep him with her the whole time and that he would not bother anyone. I still said no because I dont want the venue complaining or the dog becoming a distraction during the ceremony.

Now she is upset because she thinks I should make an exception since we are close friends. She says the dog is basically family and she is not comfortable leaving him with someone else.

I get that. But its not like Im banning her dog for no reason. Pets are not allowed at the venue.

Now she is saying she might not even come to the wedding unless I let her bring him.

My fiance thinks we should stand our ground but I feel awful about the whole thing.
