Where to get Canadian dollars?

Traveling to Jasper from the US and staying in a private home through Jasper Home Accommodations. The owner has asked for cash payment of $800 CA. Can I use my debit card in a bank ATM in Banff or Jasper? I realize I would have to get this much money over 2 or more transactions.

Another option is Currency Exchange International which offers free shipping but sending cash through the mail makes me nervous.

I haven't rented in a while. I like this 2 BR/1 Bath apartment but the security deposit is 3k plus 1 month rent ($1200 US).

This clause has me concerned:

"Painting within the first year of Lease is NOT normal wear and tear and will be deducted from Security Deposit.  Painting 1st year 100%; 2nd year 80%; 3rd year 50%; of cost to return the apartment to original condition."

I only plan to rent this unit for 1-2 years.

Is this typical, or a red flag?
