Hose Bib Repair in Kent, WA

Front yard hose bib had developed a leak. After tracking down the issue, we had to open up a small section of drywall inside the home to access the plumbing behind the wall.

Once we had access, we removed the old hose bib and installed a new one, connecting it to the existing copper water line. After everything was connected, we tested the repair to make sure the leak was gone and the new hose bib was working properly. Here's a photo showing the repair while the wall was open before the drywall is patched back up.

25-Year-Old Water Heater Finally Retired 🔥 (Federal Way, WA)

This homeowner had been relying on the same 50-gallon gas water heater for around 25 years. While it had a pretty impressive run, it was definitely time for an upgrade.

During the inspection, we also found the home's water pressure was sitting at about 115 PSI, which is much higher than recommended. The existing pressure reducing valve had failed, so simply replacing the water heater wouldn't have solved the underlying issue.

We installed:

  • A new 50-gallon gas water heater
  • A new 1" pressure reducing valve (PRV)
  • A properly charged thermal expansion tank
  • New water heater flex connections

Once everything was connected, we tested the system, checked every connection for leaks, and confirmed everything was working as it should. The customer may notice slightly cloudy water at first, which is completely normal after a water heater replacement and clears up after running the faucets for a short time.
