DIY Hardwire EVSE

I have a new construction townhouse that was listed as EV ready. It has a 40A breaker with 8G wired to a junction box to an outside parking space and the permit I found online included EV charger. Currently, the line ends at the junction box (see photo).

My understanding is that I can get a Chargepoint flex hardwire charger and connect it right to this junction box... and that's it... right??

I've reached out for quotes from electricians and its looking like $600+ for the job which seems absurd as it doesn't include the charger or any permitting.

Could I do this myself or is this a "just pay the money and let them do it"? Is there something I'm missing?

Help with home charger plan

Car: MY26 XC60 T8; location: US

I am moving and my next place (a new build) has wiring out to an outdoor parking spot, but nothing currently at the junction box at the end. I believe it is on a 40A GFCI breaker.

My question is what is best option for charging. I plan to have electrician come out to assess what is there/give options as well, but I want to make sure I know what I'm talking about and would like opinions on what others have done/like. I am on 3 year lease and would consider getting an EV (man the EX60 looks nice) in the future.

  1. Have outlet installed and use OEM charger cable (I'm guessing this would be the cheapest and can change to plug-in wall charger in future if get EV)

  2. Have outlet installed and use a plug-in wall charger (does this get better charging rate than OEM charger?)

  3. Hardwire a wall charger (probably way overkill for current T8, but may want EV in future and might be best with outlet outside?)

Any thoughts/advice appreciated!
